The Les Figuières development has two mazets that we let long term, identical in layout: 42 m², one bedroom, a living room open to the kitchen and a bathroom. This is the second one, and it is occupied today.
We prefer to show it rather than hide it. A let property becomes free one day, and the people who sent in their application in advance are the first we call back. That is how we have worked since 1971.
Small development with a caretaker
The development is small and gated, set in wooded grounds. A caretaker is on site every day. Peace and quiet is the first thing the tenants who live here mention.
Residents have access to the pool and the boules court. Parking is allocated, which settles the question all year round, high season included. The development sits close to the shops and public transport, in the hills above Sainte-Maxime.
Why there are no photos
The mazet is occupied, and we do not photograph our tenants' homes. We will take the interior photos when notice is given, once the home is free and back in order. The route du Plan de la Tour leaves the seafront and climbs towards the hills. Within a few minutes, the density drops, pines replace buildings, and you find yourself in a landscape of vines and terraced slopes. That is where you will find Les Figuières.
This shift explains the character of the area. People live here more than they stay here, because the seafront concentrates the tourist offer while the hills keep a permanent population. In winter, the lights stay on up in the hills.
The town centre is still five minutes away by car, and the bus stops and the shops are fifty metres from the development. So you are not cut off: you are somewhere quiet, which is not the same thing.
Higher up, the road serves Le Plan-de-la-Tour, a wine-growing village in the hinterland. In that village the year-round rental market is tighter still than in Sainte-Maxime: checked on SeLoger on 11 September 2026, two flats were listed to let. That shows how rare a year-round home is in this area.
An occupied property becomes free one day. The tenant gives notice, and we then have between one and three months to find a successor. That is a short window, and it is precisely why we keep a list.

Le Plan-de-la-Tour, just above, had two flats to let. Grimaud, three. Saint-Tropez, fifteen properties of all types. Sainte-Maxime remains, by some distance, the best way into the gulf.
Cogolin usefully rounds out the picture, with twenty-three flats. It is a realistic fallback for anyone working in the gulf. Just allow for the daily journey, and plan around the summer traffic.
Further out, Fréjus, Saint-Raphaël, Le Muy, Puget-sur-Argens and Vidauban offer a far wider market. These towns appear on the designated high-demand area list in the decree of 10 May 2013, which gives their tenants a notice period cut to one month. Sainte-Maxime does not appear on it: here, notice on an unfurnished tenancy stays at three months.
Many listings for occupied properties serve mainly to collect addresses. Ours does something simpler: when this mazet becomes free, we pick up the phone.
