This 42 m² flat has just been completely renovated. The finishes are modern and the fittings are new, from the flooring to the appliances. A bright living room opens onto a brand new open-plan kitchen: oven, induction hob, fridge and dishwasher.

The rent and the service charges

The application first, then the viewing

The energy certificate in a letting: what the letter really does

This home is rated D. That letter comes from the energy performance certificate, compulsory on every rental advert for several years now. It sums up the home's energy use and its greenhouse gas emissions, on a scale from A to G.

Since 1 January 2025, homes rated G can no longer be let as a main home in mainland France. The legal timetable then rules out homes rated F, and after that homes rated E. A home rated D is affected by none of these deadlines.

The letter has a second, more immediate use: it helps you estimate your bills. The certificate gives an estimate of annual energy costs for standard use, with a reference year for prices. It is not your bill, but it is an honest basis for comparing two homes.

An energy performance certificate lasts ten years, unless work is carried out. When a home is renovated, the certificate has to be redone to take account of the insulation, the windows and the heating system installed. Until a new certificate is drawn up, the old letter is the one displayed, and it is the one that counts.

Renovated: what the word covers here

The word renovated means nothing until you spell it out. In this home it means a new open-plan kitchen, reversible air conditioning, fibre broadband, two bedrooms with fitted wardrobes and a 12 m² terrace glazed in the spring.

A glazed terrace changes the way you use a flat. It becomes an extra room from October to April, instead of a space you look at through the window for six months. On 42 m², twelve square metres usable all year completely change the proportions.

Reversible air conditioning does the same job the other way round: it cools in August and heats in winter, more efficiently than an electric convector. In a flat this size, that is the item that weighs most on your energy costs.

The fitted wardrobe in each bedroom is a landlord's detail, not an architect's. Built-in storage is a wardrobe you do not buy and a square metre you do not lose. In a compact three-room flat, that kind of choice shows in daily life far more than at a viewing.

Working from home in Sainte-Maxime
