A 42 m² mazet (small Provençal house)

This 42 m² mazet is let unfurnished, by the year. It has one bedroom, a living room open to the kitchen and a bathroom. The layout is simple and wastes no space: the size suits a single person or a couple perfectly.

The owner lets the property directly. You bring your own furniture and fit the place out to your taste. A small garden extends the living room and becomes an extra room as soon as the fine weather arrives.

Small development with a caretaker

The development is small and gated, set in wooded grounds. A caretaker is on site. Peace and quiet is the first thing the tenants who live here mention.

Residents have access to the pool and the boules court. Two parking spaces come with the property, which settles the parking question all year round, high season included.

Shops and transport

The development sits close to the shops and public transport. You stay in the quiet of the hills while keeping the town within reach. The seafront is a few minutes away by car.

Direct, and without a single euro in fees

We are the owners, not an agency. There are no letting fees, no application fees and no tenancy drafting fees. You speak directly to the people who decide, before and after signing.

The application first, then the viewing

The application comes before the viewing. Two documents are enough to open it: both sides of your identity card and your latest tax assessment. We review it the same day, then we call you to arrange a viewing at the property.

The mazet, a Provençal way of living

In Provence, a mazet is a small country house, long used as a shelter for the vines or the garden, then turned into a home. The word describes a modest single-storey space that opens outwards. That is exactly what you will find here.

You feel the difference from a flat the moment you step in. There is no neighbour above you, no landing, no stairwell. You open your door onto your own garden. For anyone who has lived in a block of flats, that detail changes the whole day.

The trade-off is a compact space: 42 m², one bedroom, a living room open to the kitchen. The property suits one person or a couple, not a family. We prefer to say so before the viewing rather than have you make the trip for nothing.

A development with a pool, seen by someone who lives there all year

Developments with pools sell themselves in summer, on photographs taken in July. When you live there all year, you look at other things: who maintains it, who pays, and what the place looks like in February.

Here, the two-basin pool, the boules court and the play area are included in the service charges, and we give you the exact amount before you sign. The caretaker is on site every day, and the wooded grounds are maintained out of season just as they are in season.

In February, the development is quiet and lived in. That is the difference between a holiday development, which empties out, and a small block where people actually live. You see your neighbours all year round, and that is what makes a gate useful rather than decorative.

The play area and the boules court are mostly used by the families in the development. They make no noise in the evening, and they give the place the feel of a village rather than an estate.

What a home in Sainte-Maxime really costs

According to SeLoger figures published in January 2026, the average rent for a flat in Sainte-Maxime stood at around €15.60 per square metre, in a range running from about €10 to €22. Over 42 m², that puts the market between €430 and €950 depending on quality and location.

A rent is always read together with its service charges. On top of that figure come the upkeep of the common areas, water for the gardens, the caretaking and the shared facilities. We hand you the breakdown item by item before you sign: that is your real cost of living there, and it does not move afterwards.

Add the deposit, one month's rent excluding service charges on an unfurnished tenancy, handed over in person on the day you sign. And nothing else: no letting fees, no admin fees, no tenancy drafting fees. Over a first month, the difference with an agency runs into hundreds of euros.

Finally, remember your home insurance, which is compulsory, and setting up your meters. These are the two items most often left out of a moving-in budget, and they land in the same week as the move itself.

Renting from September to June: the question that keeps coming up

People often ask us for a tenancy from September to June, to keep the summer free. The answer is no, and it is better to explain why than to dodge it.

A residential tenancy agreement covers a main home: the place where you live for most of the year. It runs for three years on an unfurnished tenancy and one year on a furnished one, renewing automatically. It is not a seasonal contract, and turning it into a nine-month let would make the home a holiday product in disguise.

And that is exactly the mechanism that empties a town of its residents. When the housing stock shifts to holiday letting, the people who work here are the ones who can no longer find a home. We do not feed that trend.

Legal options exist for short, justified stays: the mobility tenancy, from one to ten months, reserved for people in training, on a work placement, in an apprenticeship, on a temporary assignment or on a job transfer, and with no deposit. If your situation fits that framework, tell us and we will discuss it. For the sake of a convenient calendar, the answer will stay no.

The application, then the viewing, then the keys

The way we work comes down to three steps, and it does not change from one property to the next. The application first, the viewing next, and the signing straight after if everything suits.

The application comes down to two documents: both sides of your identity card and your latest tax assessment notice. We review it the same day. If your situation falls outside the usual pattern, just say so: a short contract or self-employment rules nobody out with us.

Viewings take place on weekdays or on Saturday morning, at the property. You then sign the tenancy agreement with no letting for letting, no application fees and no drafting fees. Only the deposit is handed over in person, on the day you sign.

A mazet rather than a flat

At a comparable rent, the choice comes down to what you want day to day. A flat offers a lift, shops nearby and often better sound insulation. A mazet offers private outdoor space, no neighbour above you and a door that opens straight outside.

The garden makes the difference over time. It is an extra room from April to October, a place to dry the washing, set up a table, let a pet out.

Available from 1 October

The property becomes available on 1 October 2026. Viewings can start before then, by agreement with the current tenant, once we have reviewed your application.
