The development is closed by a gate, and a caretaker is present on site. The grounds are leafy, with a tennis court and a boules court open to residents. These facilities matter as much as the home itself day to day, especially in summer.
The quiet is what tenants mention first. Traffic stops at the entrance to the estate, and the buildings sit among the pines.

Recorded on 11 September 2026 on SeLoger, the Sainte-Maxime market offered thirty-two flats on year-round tenancies, twenty-seven of them furnished. An unfurnished one-bedroom flat is therefore a sought-after offer, and it finds a tenant quickly.
That proportion is no accident. An owner who furnishes keeps the door open to holiday let, and signs a one-year tenancy instead of three. An unfurnished home, by contrast, commits the landlord for three years. That is a long-term choice, and it is the one we have made since 1971.
For you, the difference shows in three figures. The tenancy lasts three years instead of one.
The deposit comes to one month of rent excluding service charges instead of two. And the landlord notice, at the end of the term, must reach you six months beforehand, against three months on a furnished tenancy. So an unfurnished home protects the person settling in.
In return, you arrive with your own furniture. Allow for the move, the appliances if you do not have any, and a few weeks to settle in. If you are coming for a job with an open-ended length, a furnished tenancy will save you time. If you are settling here, an unfurnished one will save you money and give you peace of mind.
Les Pins Ensoleillés sits on chemin des Virgiles, on the slope rising behind the town centre. It is a residential area, built up with small gated developments set among the pines. The quiet here is real, and it does not depend on the season.
That matters more than people think in Sainte-Maxime. According to the INSEE census, the town has nearly 17,000 properties for around 6,900 main homes. In other words, the residential areas lived in all year are easy to spot, and worth choosing. Chemin des Virgiles is one of them.
In practice, you have neighbours in February. The gate works all year, the caretaker is on site, and the tennis court and the boules pitch stay maintained out of season. For a single person or a couple working locally, that permanence is worth as much as the view.
The town centre is a few minutes away by car, with a food shop at the foot of the residence. The port, the schools and the bus stops are all easy to reach. So the area keeps the promise of a year-round home: you live here, you do not simply stay here.
Sainte-Maxime is not on the list of designated high-demand areas set by the decree of 10 May 2013. This has a direct and often overlooked consequence: in an unfurnished tenancy, your notice period is three months, not one. Twelve kilometres away, Fréjus, Saint-Raphaël and Puget-sur-Argens are on that list, and their tenants leave with one month's notice.
The notice period still drops to one month in the situations set out in the law of 6 July 1989: a job transfer, loss of employment, a new job following a loss of employment, a state of health that justifies a change of home, people receiving income support or the disabled adults' allowance, and the award of social housing. Always attach the supporting document to your letter: without it, the notice period stays at three months.
The deposit is one month's rent, excluding service charges. You hand it over in person on the day you sign, and we return it after the move-out inventory of condition, less any shortcomings noted. It does not replace the last month's rent: you pay to the end, then we give the deposit back.
The service charges cover the upkeep of the communal areas, water for the gardens, the caretaker and the facilities of the residence. We give you the exact amount before you sign, along with the item by item breakdown. So you know your real cost of living here before you commit.
Our tenants look nothing like the summer visitors. They are care workers, teachers, council staff, retail and building trade employees, and self-employed people. People who work here and who simply want to sleep close to their job.
Sainte-Maxime is the most populated town in the gulf of Saint-Tropez, with an economy that runs all year round. So more and more working people want to settle here for good, rather than driving in from the hinterland. A year-round home answers exactly that demand.
In June 2026 the town launched a study on housing for seasonal workers, with two questionnaires, one for the seasonal workers, the other for the businesses that struggle to recruit because they cannot house people. So the issue is publicly recognised, not simply felt.
A year-round two-room flat like this one is aimed first at these people. So we keep it as a residential letting, year after year. Every home kept on a year-round let is one more family settling in the town for good.
This home is occupied and we do not know when it will become free. That is the honest answer, and it is also why an application filed in advance is worth more than an email alert.
When a notice reaches us, we have between one and three months to find the next tenant. We call the complete applications already on file first, because they let us arrange a viewing within the week. It is not a favour, it is organisation.
