LOCAMAXIME owns and manages its homes in Sainte-Maxime itself. So you speak directly to the people who decide, before and after signing. No middleman comes between us, and no letting fee is added to your rent. We let by the year, never by the season.
Our homes sit across four addresses, all less than ten minutes from the centre and the beaches. Each one is maintained, refurbished between tenants and looked after by us. We ask for an application before the viewing: it saves us both time, and it spares you a wasted journey.

No agency fees
No agency fees
An agency charges its letting fees to the tenant, up to the limit set by law. In Sainte-Maxime, expect €11 per square metre for the viewing, the application and the tenancy agreement, then €3 more for the inventory of condition.
On a 34 m² one-bedroom flat, the bill therefore comes to €476. On an 80 m² three-bedroom flat, it tops €1,100. You pay that amount in full when you sign, on top of the deposit and the first month's rent. Many tenants discover it at the last minute.
We charge none of this. Indeed, we let our own properties, so there is no middleman to pay. In practice, you save between €374 and €1,040 depending on the size, often the equivalent of a month's rent.
That saving comes at the worst moment of a move, when everything falls due at once.
So you keep that money for settling in. What is more, you pay no application fee, no tenancy drafting fee and no reminder fee.
The only payment we ask for at the start is the deposit, which the law regulates. It comes to one month's rent excluding service charges for an unfurnished property.
We return it within the month after you leave, unless damage has been recorded. The law allows us two months where the outgoing inventory of condition shows damage. In practice we return it sooner: we would rather close things cleanly. Finally, we back every deduction with a quote or an invoice.
What we look at in an application
We set out our criteria in advance. That way, before you send anything, you know whether your application stands a chance. Three things count, always in the same order.
First, the fit between your income and the rent including service charges. We ask for a net income of at least twice the rent. Every listing carries a calculator: it works out your rent-to-income ratio in seconds.
Second, how stable your situation is over the term of the tenancy. A permanent contract is reassuring, but it is not compulsory. Steady work over several years carries just as much weight.
Third, the guarantee you offer. A personal guarantor works, and so does the Visale guarantee : it is free, the State issues it, and we accept it without reservation.
As a result, a young professional or a student keeps every chance.
What we do not do
We never let by the week or by the month. On the coast, holiday let brings in more, and that is a fact. We chose the other path back in 1971, and it does not shift from one summer to the next.
We do not manage other people's properties. Indeed, we are not an estate agency: we hold no professional licence and no management mandate. We let only what belongs to us.
We accept neither subletting nor a house share improvised part-way through the tenancy. A house share declared from the outset, on the other hand, is perfectly open to discussion.
In that case, every sharer appears on the tenancy agreement. Finally, we refuse tenancy agreements arranged as a favour and false address registrations. It seems obvious, and yet the request comes up every year. Our answer does not change.

LOCAMAXIME owns these properties and manages them itself. We have been letting in Sainte-Maxime since 1971, at five different addresses. You therefore speak to the people who decide, before and after signing.
That changes two things day to day. First, a question gets its answer the same day, without going through a manager who has to consult the owner. Second, we judge an application on its real balance, not on an automatic scoring grid.
We have no shop window and no catalogue to fill. As a result, we list only our own properties, and we know every one of them.
We know which flat gets the morning sun, which one looks onto the grounds, and which one suits a family with two children. We also know the neighbours, the caretaker and the managing agent for each development.
As a result, we answer the precise questions nobody else can handle. How many steps before the lift, which shop opens on Sunday, where the school bus runs.
Where our properties are
Our four addresses in Sainte-Maxime all sit within a ten-minute radius. chemin du Préconil follows the valley behind the town centre. The chemin des Virgiles climbs gently towards a family neighbourhood. The route du Plan de la Tour leads up to the hills and the quiet.
The rue Léon Gaumont, for its part, sits right in the centre. Our commercial premises there occupy the ground floor of Le Panoramique. Finally, we own a unit in the Presqu'île in Lyon, between Bellecour and Perrache.
Sainte-Maxime sits on the northern shore of the gulf of Saint-Tropez. Saint-Tropez is twenty minutes away by road, fifteen by boat. Grimaud, Port-Grimaud, Cogolin, Gassin and Le Plan-de-la-Tour all lie less than a quarter of an hour away.
Many of our tenants work in the gulf and are looking for a long-term home.
Les Issambres, Saint-Aygulf, Fréjus and Saint-Raphaël stay within easy reach along the coast road.
Sainte-Maxime therefore works as an anchor point for the whole bay. The train leaves from Saint-Raphaël, thirty minutes away by car. Nice airport is an hour and a quarter away by motorway. A business trip is therefore simple to organise from Sainte-Maxime.
The kinds of homes we offer
Our portfolio includes one-bedroom flats, two-bedroom flats, one new three-bedroom flat and two mazets. Sizes run from 31 to 80 m². Rents range from €880 to €1,500 per month, excluding service charges.
Every property has its own private parking space, inside the gate. All the kitchens are fitted: oven, fridge, washing machine and dishwasher. Reversible air conditioning comes with most of the flats.
The developments close behind a gate and have wooded grounds. Two of them have a pool, another a boules court. What is more, a caretaker looks after two of these addresses.
A one-bedroom flat suits one person or a couple. A two-bedroom flat takes a family with one child.
Finally, the 80 m² three-bedroom ground-floor flat is aimed at families who want to stay in the town centre.
Our two mazets, for their part, offer a private garden and the quiet of the hills. They suit anyone looking for a house rather than a flat. Finally, our two commercial units suit a shop, a practice or a professional firm.

The application always comes before the viewing. The rule surprises people, and yet it serves both sides. You avoid a trip for a property already taken, and we answer faster for those whose application holds up.
Two documents are enough to open it: proof of identity and your latest tax assessment. Five minutes on your phone is enough. We then review it the same day, and we call you back.
Viewings take place on site, on weekdays or on Saturday morning. We show you the home, the development, the parking space and the cellar. You leave with the exact amount of the service charges and the latest reconciliation.
We sign in person, at our office. We hand over the keys, the badge and the gate remote on the day you move in.
We carry out the inventory of condition together, room by room, without a euro in fees. We give you the tenancy agreement, the inventory of condition, the energy performance certificate and the co-ownership rules. You then receive a rent receipt every month, automatically. Finally, we stay reachable on the same number for the whole term of the tenancy.
What happens after the application
We reply to every application within 48 working hours. When we shortlist an application, we arrange the viewing.
The viewing takes place with the owner, not with a manager. You see the property as it is, the one in the photos, and you ask your questions on the spot. If the property does not suit you, nothing commits you.
You then sign the tenancy agreement: three years for an unfurnished property, one year for a furnished one. The deposit comes to one month's rent excluding service charges for an unfurnished property. Nothing else is added: no application fee, no tenancy drafting fee, no inventory fee.
We carry out the incoming inventory of condition with you, when we hand over the keys. We do it the same way again when you leave. Service charges are paid on account, then reconciled each year, with supporting documents.
