Two documents are enough to open your application. We review it the same day, then we arrange the viewing.
View our homesA home that comes free receives dozens of enquiries within days. The application lets us answer you quickly, and bring you out only if the home suits you. You avoid a wasted journey, and we avoid showing the same flat twenty times. It is the only condition we set before an appointment.
Allow five minutes from a phone. The form fits on one page: your details, your situation, and two documents to upload. You get an on-screen confirmation as soon as you send it.
We keep it and call you as soon as a notice date reaches us. You can ask us to delete it at any time, by phone or through the contact form.
Two are enough to open the application: your identity card, front and back, and your latest tax assessment. You upload them straight from the form, as a photo or a PDF. We ask for the rest later, and only if the home is confirmed.
JPEG, PNG or PDF, up to 8 MB per file. A photo taken on a phone is fine, provided all four corners of the document are visible and the text is legible.
They arrive in a mailbox that only we check, and they are stored off the website, in a space that cannot be reached from the internet. We delete them as soon as the home is allocated, and after six months at the latest.
We call you to fix a slot, on a weekday or on Saturday morning. One of the two of us shows you round, never a third party. You see the home, the development, the parking space and the cellar.

Guarantors: the options that work
The question of a guarantor comes up in almost every application. Let us be clear straight away: a guarantor is not compulsory. It is a safeguard the landlord may ask for, depending on the applicant's situation.
A personal guarantor, often a parent, stands surety through a written deed. They then provide the same documents as you: identity, proof of address, proof of income. Their commitment is real, so explain it to them before asking for their signature.
Institutional guarantees offer another route, often simpler. The Visale guarantee, provided by Action Logement, acts as surety without a relative committing to anything, and it is free for tenant and landlord alike. It is aimed in particular at young people and employees relocating for work.
Finally, a strong application does very well without a guarantor. A stable contract, income in line with the rent and a steady run of rent receipts often count for more than a guarantor no one knows anything about. Simply set out your situation, and we will tell you what is missing.
The right time to look
The year-round rental market in Sainte-Maxime follows a regular calendar. Indeed, notices to leave arrive mainly in spring, for homes coming free in June, July and August. So that is when the choice is widest.
From November to February, moves are rare. Submit your application then and let it work for you: we will call you as soon as a home comes free. You can also widen your search to neighbouring towns, where the supply differs.
For the start of the school year, the method is simple. Look in May, apply in June, sign in July. That way you move in before September, and you choose rather than settle.
With us, a complete application gets reviewed the same day. Then allow one to two weeks between the viewing and the handover of the keys: time enough to gather your home insurance certificate and set up your utility accounts.
Why apply now
Our homes rarely come free, and that is good news for the people living in them. Indeed, our tenants stay a long time, often several years, because they truly settle in.
In return, a home goes quickly once it frees up. As soon as a notice reaches us, we first call the applicants whose file is already complete with us. They therefore view within the week, while others are still discovering the advert.
Your application covers our whole portfolio: flats, mazets and the house. A one-bedroom flat may therefore come free before the one you had in mind, and we will offer it to you.
Finally, applying commits you to nothing. You remain free to say no, and we keep your documents for three months at most after the decision if your application is unsuccessful.

The law sets a closed list of documents that may be required from a prospective tenant and their guarantor. Anything outside that list cannot be asked of you, and you have the right to refuse.
Excluded in particular are the identity photograph, the carte Vitale, bank statements, a certificate of no outstanding credit, a certificate of good account conduct, medical records, a criminal record extract, and any advance payment as a guarantee.

After signing, the relationship continues
Once the tenancy agreement is signed, the inventory of condition done and the keys handed over, our work really begins. That is also the moment when the difference between a direct landlord and an agency becomes real.

Responsibilities are clear from the start. Tenant repairs remain yours, and the law sets the list: routine upkeep, small replacements, seals, light bulbs. Wear and tear, the structure and the fittings, on the other hand, are ours.
On the paperwork side, we issue your rent receipt every month on request, and the rent request goes out on the 20th. Any adjustment of service charges also follows the building accounts, and we talk it through with you before it appears on your receipt.
What we really look at
We set out our criteria in advance, and they come down to three points. First, the balance between the rent and your income. Second, the clarity of the documents you provide. Third, the stability of your situation, whatever form it takes.
Many applicants apologise in advance for their contract. A fixed-term contract, a probationary period, self-employment or a move from abroad rules out no application here. Simply present your situation as it stands.
A complete, tidy application beats a brilliant but patchy one. Indeed, we decide on the first within the day, while the second waits for missing documents. So take ten minutes to gather everything before you send it.

Common practice keeps the rent including service charges under a third of the household's net income. That is not a legal rule, it is a rule of prudence. So we apply it with common sense rather than with a calculator.
In practice, a home at €940 including charges puts the threshold at around €2,800 net a month for the household. For a home at €1,645, allow about €4,900. These orders of magnitude let you target the properties that suit you, even before sending your application.
We look at the whole picture, never at a single line. So two modest but steady salaries often weigh more than one high, irregular income. In the same way, a long run of rent receipts with no incident counts for a lot.
For a sense of the market, the figures published by SeLoger in January 2026 put the average flat rent in Sainte-Maxime at around €15.60 per square metre. So a 50 m² three-room flat sits at around €780 excluding charges, and more in a development with a caretaker and facilities.
Your documents, and what we do with them
Your documents serve only to assess your application. We pass them to no one, and no third party has access to them.
If your application is unsuccessful, we destroy your documents within three months of the decision at the latest. You can also ask us to delete them at any time, and we act on that straight away.

If your application does not succeed this time
We always reply, and we explain why. Three reasons come up: a gap between the rent and the income, an incomplete application, or a home already promised to an applicant further along.
Each one has a solution. In the first case, look at our more affordable homes, or come back with a guarantor. In the second, complete the file and send it again: an application turned down for a missing document becomes valid again at once. In the third, leave your application with us, because it counts for the next homes that come free.
