Living in the town centre without a car

Rue Léon Gaumont sits right in the centre. The shops, the media library, the cinema and the market are all within walking distance. The port and the beach are a few minutes away. If you work in the centre or from home, the car becomes a weekend item rather than a daily tool.

The bus network serves the town and links the gulf. The shuttle boat reaches Saint-Tropez without taking the coast road, which is the real sticking point in summer. A trip that takes an hour by car in August takes twenty minutes on the water.

That leaves residents' parking, which the town organises in zones. If you keep a vehicle, ask the town hall about the conditions and the rates that apply to your address before you sign. We cannot guarantee you a space we do not own.

A new-build home: what it changes day to day

New build has one quality that photos convey poorly: the heating costs. A home built to current standards uses far less than a building from the nineteen seventies, and you read that every month on the bill, not only on the certificate label.

Sound insulation follows the same logic. The acoustic standards that apply to new build cover airborne noise, impact noise and equipment. In the town centre, that is decisive: the street stays lively late in summer.

You also inherit new installations. Wiring to standard, new plumbing, recent joinery, a fitted kitchen. The first years of a new home are the most peaceful ones for a tenant, because nothing has had time to age.

In return, a new home rarely lets below the market. The rent and the service charges for this one are not set yet, and we will publish them here as soon as they are. We will not give a range in the meantime: an estimate announced and then corrected helps nobody.

The energy certificate, and what it already bans

This home is rated C. On a new-build property, that is expected, but the letter deserves an explanation, because it does more than inform: it now decides the right to let.

The energy performance certificate rates homes from A to G according to their consumption and their emissions. Since 1 January 2025, homes rated G can no longer be offered to let as a main home in mainland France. The timetable then covers homes rated F, and after that homes rated E.

For you as a tenant, the rating therefore reads on two levels. It signals the heating cost, and it tells you whether the home will still be lettable in a few years. A property rated C falls under none of these deadlines.

Always check that the energy performance certificate appears in the advert: it is compulsory. If it is missing, if it is old or if it is quoted without a document, ask the question. A landlord who lets seriously shows you the certificate without being asked twice.

A job move, and six weeks to find a home

Job relocations all follow the same script. The decision comes through, the start date is fixed, and six to eight weeks remain to find a home in a town you do not know.

In Sainte-Maxime, year-round letting is a sought-after offer, which renews regularly but finds a taker quickly. So it pays to prepare rather than to search at the last minute.
